Plans in place to divide space

Plans are being put in place for the future of two of London & Westcountry Estates recent acquisitions. Phoenix Mill Business Park in Estover currently has a 6,000 sq.ft trade counter / industrial unit available and a 3,000 sq.ft office suite. But the new owners are now marketing these units in a more flexible format by being able to create two 3,000 sq.ft industrial / trade counter units and up to four 750 sq.ft self contained office suites. Matters are not so easy at Drake Mill Business Park also in Estover as the building was designed and built for a specific purpose for a single occupier. The process of creating smaller units is much more complex however plans for the division of the 85,000 sq.ft facility are progressing. James Hockin, Group Oerations Director at London & Westcountry Estates, said; "Works are not yet underway as this is a complex building and formulating the best method of dividing such space is not easy, but it is envisaged that the units created will be generally in the mid range from 2,000 to 5,000 sq.ft " The old Theatre Royal Warehouse in Cattedown is also undergoing refurbishment and redecoration by London & Westcountry Estates to bring the units formally within the boundaries of Faraday Mill Business Park. Significant interest is already being expressed by potential occupiers of units from 1,500 tp 5,000 with a number being very close to agreeing terms. Mr Hockin added: "It is hoped that very shortly the majority of the building will be occupied and the next stage of the site development will link it properly with a new internal road joining the two sites". Finally, a stream of lettings through out the year has led to Faraday Mill Trade Park becoming fully occupied. Existing occupiers such as Neil Bryant Interiors, Arrital Kitchens and Kayaks and Padals have been joined by Designer Homes Abroad who have recently enjoyed a lavish launch party, Big H Pet Food Warehouse and Central Heating and Plumbing Supplies. Estates Manager Ian Le Grice said; "Not only has all the space been filled but the calibre of the tenant is exactly what we were looking for, not only to enhance the tenant mix but also to have an impact in what is a highly visible part of the estate" "With the Business Park also being fully occupied, the only remaining space we have available is at the old Theatre Royal premises and serious interest is already being expressed in a large part of this".
